Years ago, a contractor installed egress windows for me by hammering out rough openings, and the work was clearly done wrong, leading to leaks now that I'm trying to finish my basement.
Instead of a proper flat surface, he tapconned two-by-fours directly onto the rough concrete and nailed a flanged window to the wood, then simply smeared stucco or cement around the outside flange to cover the gap. Now when it rains, water is definitely getting in and I know I have to fix the poor seal between the wood and the concrete foundation. My plan is to chip away all that old cement patch, expose the gaps, and fill everything completely with OSI Quad spray foam from both inside and outside.
After trimming the cured foam flush, I will seal the area with caulk, cover the window flange with flashing tape and then install a PVC picture frame molding over the flashing. I'll finish by caulking the molding edges where they meet the concrete but I'm looking for an easier or better way to fix this mess without creating more problems later on.
